Our Process


In addition to one of our partners being actively involved with all aspects of each project, our project managers are capable of handling projects of all sizes and scopes. Lucash Montgomery Builders, LLC uses computerized scheduling and job tracking for each project.  With loyal suppliers and subcontractors, we provide quality products and services and, at the same time, control the overall cost of a project, while insuring the highest standards.

In addition to our management skills, we also maintain our own staff of skilled tradesman. These resources allow us to have greater control over the final outcome of any given project and help reduce the construction costs to clients. The loyalty and pride that our employees and subcontractors bring to the table is unmatched in the industry.

We have experience in all types of contract methods, with a primary focus on “DESIGN BUILD.” With this method our services consist of developing a budget, establishing a scope of work, forming a schedule, preparing documents for competitive bidding, arranging contract and agreements, managing invoices and the payment process, and coordinating all the trades.

Here is a brief description of the services we provide:

Develop a Budget 
Accurate budget parameters must be established using the information gathered by analyzing the existing conditions and reviewing the project program. LMB will prepare several types budgets to streamline the design process: First is a conceptual budget, which is produced as soon as the initial conceptual design is complete; once the project is more defined, we will provide a preliminary budget where the goal is value engineering; once construction documents are complete, we will competitively bid all phases of construction.

Form a Schedule 
Once the scope of work is determined, LMB will develop a schedule using Microsoft Project. This schedule will map out each item from ground breaking to move-in, showing all critical benchmarks.

Prepare Documents for Bidding and Subcontract Agreements 
LMB will form bidding standards for subcontractors. Each subcontractor has to meet our requirements before being invited to bid. All subcontractors will be competitively bid and selections mutually agreed upon with the owner. LMB will review the bids using industry standards and negotiate the construction agreement. Selection of a form contract is dependent upon the client’s needs. In many cases, we use a Standard A.I.A. document.

Coordination and Construction
Once the project starts, execution is our primary goal. LMB will follow the systematic process of every day record-keeping to illustrate contractor progress, daily involvement, delivery of material, and weather conditions. This procedure is used to determine project workflow vs. developed schedule. Weekly meetings with customer and the sub-contractors will be used to coordinate scheduled events and underline project concerns.

Construction Closeout
Upon substantial completion, LMB will secure all final building approvals and the certificate of occupancy. LMB will develop a punch list and help in any way we can to insure a smooth move-in process.
